Home Consultations
How does it work?
At Cottonwood Styling, we begin by doing an in-person home staging consultation. During the consultation, we walk through the seller’s home, from the front yard to the back yard. We will take photos of the home to use in our detailed report, and we will make specific recommendations that will add to the perceived value of the home. From that in-person consultation, we will create an extensive report the tells the seller exactly what they should and could do to get their home ready for market. This will be emailed to the seller along with a staging estimate.
Typically we’ll cover:
Curb Appeal: Although our main focus will be on the interior of the home, we will make suggestions on how to make the front of the home (yard, sidewalk, porch, and exterior of the home) more appealing to potential buyers.
Money Rooms: We will focus most of our time and attention on the money rooms in the home (living room, kitchen, dining room, and master bedroom), but every room and space will be addressed.
Furniture placement: Furniture placement is critical for picture-perfect MLS photos. We’ll recommend rearranging or editing the furniture in each room in order to showcase the features of the home.
Paint: Fresh paint can literally change the entire feel of a home. It can also increase the value of the home. That said, choosing the right color of paint is important. If a seller is considering repainting rooms in their home, we can suggest colors that will appeal to the most buyers and instantly add value.
Cosmetics: We will make recommendations for updating light fixtures, outdated countertops or vanities, and so on. We can also recommend contractors to get the work done to the seller’s standards.
Hard Conversations: We will address all of the hard conversations you don’t want to have with your seller—things like cleanliness, pet and other odors, closets, clutter, and lighting. This takes the pressure off of you so you can maintain the best possible relationship with your seller.
Unneeded Items: When it comes to staging, less is more. If the home is occupied, we’ll help the seller identify what items they need to remove from the home. We will help the seller try to see the home through the buyer’s eyes and understand that clutter and keepsakes can be distractions.
Home Staging Report and Checklist: After the consultation, we will email a detailed report to the seller with all of our recommendations as well as a checklist that helps them prioritize tasks to prepare their home for market.
Fee Structure:
$200 for homes up to 2,500 square feet and up to 1 ½ hour
$350 for homes 2,500 t0 5,000 square feet and up to 2 ½ hours
$500 for homes 5,000+ square feet and up to 3 ½ hours
